What does the Cairns median measure?

The sale median is the middle price paid for houses in the Cairns Regional Council area in the six months from January to June 2026. The asking median is the middle asking price of the 1,506 Cairns listings Spachus tracked in November 2026. It mixes houses, units and land, and asking prices are what sellers hope to get, not what buyers paid.

The overall median asking price was steady, down 0.1% on about 30 days earlier, and Spachus rated the market neutral. (Spachus, Cairns Property Market, November 2026)

Common questions

Is the median the same as the average house price?

No. The median is the middle sale when all sales are lined up from cheapest to dearest. A few very expensive sales push an average up, but barely move the median, so the median is the better guide to a typical house.

Why do different websites show different Cairns medians?

They measure different things: asking prices or sale prices, houses only or all property, the Cairns city area or the whole region, one month or twelve. Always check what a median covers and when it was measured.
