How we work
Method and sources
Every figure on this site names its source and the month it describes. This page explains where the figures come from and what they measure.
Where do the figures come from?
- Headline figures (median asking price, change on the month, days on market, number of listings): Spachus, Cairns Property Market, November 2026.
- Suburb medians (houses only: median sale price, 12-month change, average days to sell and number of sales): Cotality data as published on Property Value, last 12 months, as published on 4 November 2026. Each suburb in the table links to its source page. Cotality owns this data.
- Cairns-wide sale medians (houses and units, 2024 to the first half of 2026): Opteon, Cairns residential property market insights, half 1 2026, published 10 August 2026.
- Cairns, Townsville, Brisbane and Queensland comparison: REIQ, December quarter 2025 market release, 31 March 2026.
We don’t publish a suburb median from fewer than 20 house sales, because a handful of sales can swing it a long way.
What does a median measure?
The median is the middle value when all sales in a period are lined up from cheapest to dearest. Half sold for more and half for less. It is a better guide than an average, which a few expensive sales can push up.
Asking price or sale price?
An asking price is what a seller advertises; a sale price is what a buyer paid. The headline median is an asking price across all Cairns listings. Suburb medians are sale prices for houses only.
When is it updated?
In the first week of every month. We change the “Last updated” date and the headline sentence each time, and never present an old figure as current.
Who runs this site?
This site is run on behalf of Tony Williamson, real estate agent and auctioneer with REMAX Powerhouse. Appraisal requests go to Tony. The price figures are not chosen or adjusted to favour any agent.
